When Beaufort Properties’ CEO returned to Ghana in 2008, he saw a problem: most properties were unfit for young professionals. While most developments catered to large families and luxury buyers, they were large and excessive for those in need of a one or two-bedroom home in central Accra. Recognition of this gap gave way to the idea of creating something for young professionals. Beaufort Properties was then born.
Ghana’s housing market has long been built around the family home, but what about those buying their first property? Many young people build large houses in the city and find themselves tied to poorly located properties that are hard to shift away from. In other places, there is usually a clear sequence. A young adult might live in a studio or a small one-bedroom apartment, then transition to a townhouse or single-family home as their income grows or start a family. This big difference may be due to the lack of products to serve them, especially in the city center. Our buyers are a mélange of local Ghanaians and diaspora buyers. Local Ghanaians may be looking for dollar-dominated exposure, while diasporans may be searching for somewhere to call home whenever they visit. Beaufort aims to fill in the gap for both groups and offer well-designed 45 or 50 square metre apartments in central Accra, negating the need to commit to a 150 square metre house that may be difficult to sell later.
Statistics show that studios and one-bedroom units are achieving stronger yields, citing 9% to 13% yields for well-located apartments (MyJoyOnline, 12 June 2026). Smaller units are now delivering the highest returns. Beaufort was early to ride this wave. We have carefully established ten developments over the course of ten years, providing quality homes in prime locations.
Riviera Residence, Beaufort Properties Ghana
Our first development, Beaufort Ridge, was launched in 2016. The partnership with Micheletti & Co. Ltd. comprises of 62 apartments in North Ridge. It focuses primarily on one-bedroom units but also includes two and three-bedroom units, offered at a very attractive price point. Later, during the COVID-19 period, Riviera was delivered. This development includes 102 apartments and a man-made lake behind it. Being one of the earlier projects to involve a mixed-use component, it boasts amenities such as a restaurant and a pharmacy at ground level, all directly facing the street.
